Erica Anderson-Blaylock

About Erica Anderson-Blaylock

Specializing in healthcare facilities, Erica takes the lead on projects and guides clients and consultants through the construction process to a successful end. She thrives on meeting the challenges of complex programming while meeting the needs of each individual client. Having been raised in a family that owned a large general construction company, she recognizes the need for open communication between designers and contractors to creatively solve problems and her thorough attention to detail ensures that each project she works on is efficiently and effectively coordinated.

Erica received her Bachelor of Architecture from Rensselaer Polytechnic Institute (RPI). She is an Associate member of the American Institute of Architects (AIA); and volunteers with the ACE Mentor Program of Greater Philadelphia where she mentors high school students interested in pursuing a career in Architecture, Engineering or Construction.

As the Director of Business Development at CosciaMoos, Tess enjoys cultivating new relationships and learning about opportunities in the industry. Originally from Vermont, Tess obtained a Bachelor of Arts from High Point University and a Master of Business Administration from Villanova University. She enjoys beautiful aesthetics and believes a space can really impact the day to day of employees and those that visit the spaces that are (re)designed, which is what drew her to the design industry. She loves running and spending time with her husband and son and getting out of the house in any capacity after the COVID-era of forced hibernation. Katie Masi Burrell

About Katie Masi Burrell, AIA, LEED AP

Katie is an energetic and passionate leader who brings a fresh perspective as a Project Manager for many of the firm’s most complex projects in the hospitality, higher education and mixed-use sectors. She never backs down from a design challenge and believes in the importance of collaboration to empower and mentor those around her to share ideas. Katie has a passion for design and excels in the areas of conceptual design and space planning. She expertly orchestrates the project team, keeping all members focused and engaged through to project completion. A member of the AIA and graduate from University of Pennsylvania and Lehigh University, she is an active member of the Penn Weitzman Alumni Association with the goal of engaging different generations of design minds. With a deep appreciation of Italian culture, architecture and language, Katie takes classes in the hopes of someday becoming fluent. You’ll often find her at the park with her kids, sipping a macchiato and daydreaming about the next design problem.

Gary Carnevale

Associate

About Gary Carnevale, AIA, LEED AP, BD+C

Not many people can claim to be from such a small island beach town, but Gary is lucky enough to have grown up on Long Beach Island in New Jersey. Gary also grew up with an early interest in architecture when he had the opportunity to help his dad draw up the plans for their family’s new construction home. Fascinated by each stage of design and construction, Gary knew that he had found his passion and future career. As a licensed and LEED accredited architect, Gary is a project manager where he gets to realize his designs through leadership, knowledge of complicated BIM programs and detailed expertise in exterior design, healthcare and lab facilities. Receiving his Bachelor of Architecture from Philadelphia University, Gary can still be found working on projects in his own home (much like he did growing up) as well as finding ways to contribute to his love of Philadelphia and it’s rich architectural story

What are you best known for amongst the CosciaMoos team?

Being too loud on the phone.

What's the best useless talent you have?

Juggling. I had to learn to juggle to play goalie on the ice hockey team in high school.

Sergio Coscia

Principal

About Sergio Coscia, AIA

As founding principal and lead designer at CosciaMoos, Sergio Coscia guides the firm’s creative direction with a global perspective and sensitivity to local context. He’s passionate about understanding the historic fabric of cities from a cultural and social perspective, and committed to designing buildings that respect that sense of place. But Sergio balances his deference with boldness, guided by a belief that introducing new ideas into our cities makes them more vital and more resonant with the way we live.

Sergio was born in Belgium, raised in Italy and Philadelphia, and has worked throughout Europe, East Asia, and the Middle East. He co-founded CosciaMoos to share his international experience with large-scale projects while cultivating a deeper connection with clients and the places he works. Sergio believes the best projects are built on strong relationships, and today he leads a team of well-rounded designers that value clear communication at every stage of the process.

An active member of the Urban Land Institute, Sergio sits on the ULI Urban Revitalization Council, which explores new solutions for reinvigorating of cities, neighborhoods, and communities. He supports the local arts community and finds inspiration for his own practice as Chair of the Board of Directors for The Clay Studio, a non-profit institution dedicated to promoting and developing the ceramic arts. And he also enjoys exploring culture and history at home in the kitchen, curing meats or in the garage, restoring a 1984 his Alfa Romeo Spider, or and on the track racing vintage cars practicing the art of driving fast.

Sergio Coscia, AIA, is a registered architect in Pennsylvania, New York, New Jersey, Washington DC, and North Carolina. He is an alumnus of the University of Pennsylvania and holds a Master of Architecture degree from the University of Maryland.

Peichao Di

About Peichao Di, AIA, LEED AP BD+C, WELL AP

Peichao moved to the United States from China in 2015 to earn his Master of Architecture from the University of Pennsylvania. Since graduating, Peichao has been a valued member of CosciaMoos’s design staff and is AIA certified, LEED and WELL AP accredited architect. Peichao is actively involved in all phases of projects and works in the mixed-use, multi-family housing, hospitality and healthcare sectors. He is an active UPenn Alumni and member of the Penn Weitzman Alumni Association and volunteers reviewing current students’ portfolios and future student admissions. Peichao views Philly as his home away from China and looks forward to future visits back to his home country.

Andrew Dillon

About Andrew Dillon, AIA, NCARB

Andrew joined CosciaMoos with over 20 years of experience in the design, construction documentation, and construction administration of new, renovation, and adaptive reuse project types.  His experience includes municipal & police facilities, recreation centers, places of worship, corporate headquarters & office buildings, mix-use developments, and higher education facilities.  A graduate of Drexel University’s 2+4 Option in Architecture, he is currently a Registered Architect in the State of Pennsylvania, is a member of the Bucks County Chapter of the American Institute of Architects, and is an NCARB Certificate holder.  Outside of work, Andrew and his wife are always out and about with their two sons, while also making time to volunteer and fundraise for the Cystic Fibrosis Foundation.

From concept and development through construction and completion, Leann has worked on various project types, including commercial office, hospitality, healthcare and multi-family housing. Originally from Michigan, she brings a diverse portfolio with her and earned her Bachelor of Science in Architecture and Master of Architecture from the University of Michigan. Outside of the office, Leann enjoys spending time with her husband and dog, a Shiba Inu-Jack Russell Terrier mix with endless energy and lots of opinions. About Brittany Ewing

Brittany originally hails from the Philadelphia Metro Area and received her Bachelor of Architecture from Philadelphia University. She began her exciting career in residential interiors and small-scale commercial design . Realizing Interior Designers have all the fun, Brittany has grown to work on the interiors of  large-scale offices and multi-family housing. As an interior designer, Brittany’s greatest inspiration comes from the designs of the past and breathing new life into something that once was forgotten.  Brittany and her dog Charlie are often out and about or planning their next crazy adventure together - bungee jumping in Brazil anyone? (Charlie, the dog, may stay at home for this one.)

About Sanaz Ghashami

Working at CosciaMoos as an architectural designer, Sanaz is focused on enhancing the patient experience in clinics and healthcare facilities she works on as part of CosciaMoos’s healthcare team. Morgan Immerman

About Morgan Immerman

Originally from the Philadelphia area, Morgan began her official education in design within Drexel’s Interior Architecture and Design Master’s program, although her passion for all aspects of design has been life-long journey. As an interior designer, Morgan has her hands in each step of the design process, from developing concepts, to documenting drawing sets, to helping oversee construction, all the while collaborating closely with clients, architects, and consultants. She loves that interior design is equal parts creativity and pragmatism. Often challenging her in new and unexpected ways, she loves that the design process presents the opportunities to ideate and explore while creating space as you go. One time in graduate school, Giulio Cappellini came and spoke to her class, where he told the students “You are in the best profession in the world.” She couldn’t agree more.   

Biggest inspiration(s):

Though not formally trained, my grandmother was a sculpture artist with an incredible eye for art and design. Her home (a ranch-style designed by a student of Frank Lloyd Wright) remains one the most inspiring examples to me of innate design sense and creativity.

If you weren’t so awesome at your job, what would be your “Plan B”?

In a past life, I studied and worked a bit in media production. My ultimate goal was to edit together movie trailers.

What would your teammates say is the most unusual thing in your desk or bag?

You can sometimes find my very miniature dog hanging out in my purse…

About Kyle Jackson

Coming from Baltimore, Maryland he moved to Philadelphia to join CosciaMoos’s Multi-Family Team as an architectural designer. About Eva Jungermann

Currently pursuing a Bachelor of Architecture Degree with a Minor in Interactive Digital Media from Drexel University, Eva is an architectural intern at CosciaMoos. Originally from St. Louis, Missouri, Eva has always been drawn to art, visual conception and creating things. Josh LaBorde

About Josh LaBorde

Josh, a designer who always loves being inspired by the world around him, combined with his adventurous spirit has given him opportunities to travel and work in the East Coast, West Coast, and the Southern borders. Prior to calling Philadelphia and CosciaMoos his home, he spent two years working for Gehry Partners in Los Angeles. During his time with Gehry he was part of the team who produced The Grand, a colossal development in front of Disney Concert Hall and Ocean Avenue Project, a landmark beach front project on the most desirable site in Santa Monica. Josh has brought his talents and travel experience to CosciaMoos where he works as a staff architect. He is not afraid of questioning common practices in search for more progressive and complex design solutions. Josh received his Bachelor of Architecture and Master of Architecture from the University of Louisiana at Lafayette.

Chuck Long

About Chuck Long, AIA

Chuck is obsessed with the realization of buildings that exceed what we’ve all grown accustomed to in terms of both function and aesthetics. As a project architect at CosciaMoos, he helps formalize design intent and ensures effective delivery via expertise in digital solutions. Chuck has a strong  and proficiency in the various architectural and technical processes that culminate in a successful result for his clients and coworkers. Living as far south at Austin, TX and as fair north as his home state of Illinois, Chuck ultimately calls Pennsylvania his home.

Chuck Is an AIA member and holds his professional license in Pennsylvania. He has a Master of Architecture degree from the University of Michigan and a is a proud Southern Illinois University Saluki alumni.

Always wanted to climb Mount Kilimanjaro. Not sure how this is going to happen, but I talk about it a lot.

In high school, I painted a painting that was put on display in the original World Trade Center.

She stays active in the design community and is an active member of the Urban Land Institute and Professional Women in Construction. About Johnathan Manza, AIA, LEED AP BD+C

John brings the cool factor to the office because he is originally from NYC and born in Brooklyn. Ultimately raised in Central Pennsylvania, John was ecstatic to get back to his urban roots to attend Drexel University in Philadelphia. Receiving his Bachelor of Architecture degree at Drexel, John is a licensed architect in Pennsylvania and also carries LEED AP BD+C credentials. While enjoying his out-of-office workout of running through the city, John contemplates his desire to improve the built and social dynamics of Philadelphia, a place he has come to. When he is not running or solving challenges at CosciaMoos, he is often found hanging out with his neighbors (and dogs!) in the local dog park and volunteering at his local community organizations in East Kensington.

About Mateusz Michalak

As an architectural intern at CosciaMoos, Matt is a third‐year student pursuing his Bachelor of Architecture Degree from Drexel University’s 2+4 Architecture Program, with a minor in Construction Management. With a passion for rendering software and technology, he’s most interested in how different mediums of presentation documents create emotional connections for clients to their projects. A New Jersey native with backyard views of New York City, Matt was drawn to pursuing a career in architecture after spending the majority of his life in the shade of one of the most architecturally diverse cities in the world. He spends his time away from work and school rock climbing, hoping to one day be able to design and build his own rock-climbing gym.

Office Manager

About Gyeong Moon

As CosciaMoos’s jack-of-all-trades and one of the longest standing employees, Gyeong has been an integral part of operations and the glue holding the team together since 2015. Creating and maintaining stability within the office, Gyeong is a high-level problem solver with decades of experience in running successful businesses, including her own, all the while raising, entertaining and feeding two boys! From reception to bookkeeping, keeping the office supplied with their caffeine and hydration needs, she ensures that the nuts and bolts of office administration are expertly carried out, giving the staff the freedom to focus on design. Born in South Korea, but raised in Oklahoma, Gyeong earned her degree in Anthropology from Barnard College in NY. When she has a moment to spare, she enjoys hiding from her two boys and writing.

About David Moos, AIA

Founding principal and managing partner David Moos keeps CosciaMoos thriving, clients happy, and everything running smoothly. He believes in designing solutions--not just buildings--and approaches each project with an open mind and a collaborative spirit. David works closely with clients to ensure the firm's work supports their partners' vision, their values, and their budget. Through a combination of imagination and foresight, he crafts spaces that improve lives today, while remaining flexible enough to accommodate any unexpected changes tomorrow.

A fast learner with a good business sense, David co-founded CosciaMoos to create a practice that offers clients the specialized knowledge and experience he gained working at larger firms, with the attention to detail and personal service of a smaller practice. His professionalism and expertise in the higher-ed and healthcare sectors have helped CosciaMoos grow from a scrappy startup to a resilient firm with a national presence.

David connects with a wide network of interdisciplinary professionals as an active member of the Urban Land Institute, where he co-founded the Philadelphia Health and Life Sciences Product Council. In all his pursuits, he is driven by a strong curiosity, a passion for learning new ideas, and a desire to experience new ways of seeing the world. The same drive to take risks and try new things that has helped CosciaMoos grow keeps David taking on new challenges outside the office, whether it's figuring out how to cool a wine cellar or building a timber-framed barn himself.

David Moos, AIA, is licensed to practice in 26 states. He holds a Master's Degree in Architecture from the University of Texas at Austin and a BA in History from Brown University.

Melissa Nerone

About Melissa Nerone

As a project accountant, Melissa is focused on the numbers behind the creativity at CosciaMoos.  She works with each team to track project costs and progress, monitors cash flow, and is responsible for the accounting duties of the firm.  Originally from a small town in the Upper Peninsula of Michigan, Melissa always knew she wanted to experience city life, so she moved to New York City as soon as possible after graduating from Michigan Technological University. She lived in NYC for over ten years and over that time, she developed an appreciation for the aesthetic of the city, which she was able to hone in on while working for a developer and owner’s representative firm as a senior-level project accountant. 

Melissa was drawn to Philadelphia because it has many of the features she loves about NYC but at a pace that better suits her lifestyle. In her role at CosciaMoos, Melissa enjoys being able to provide the tools to team members and to management to help facilitate important decision making.  In her free time, Melissa likes to relax with her husband and dog.  She also helps with dog and cat care as a volunteer at the Philadelphia Animal Welfare Society (PAWS).

Outside of work, what’s your hobby/passion?

Drawing, animal rescue.

What’s your favorite word or phrase in any language, and why? 

Gemütlichkeit – it’s a German word used to describe a feeling of warmth, coziness, and friendliness.  The English language doesn’t have one word to capture this feeling and I appreciate that the Germans found this feeling to be important enough to create one word for it.

Tong defines herself as a constant learner, both in her career and in life. The artistic and practical aspects of architecture drew her into this profession and still fascinates her. As an architectural designer, her practice at Coscia Moos includes multi-family housing, commercial, and healthcare. Tong is engaged with her own desire to learn from her experiences and works alongside her colleagues to come up with innovative solutions and creative design concepts for a wide variety of issues. She is dedicated to her craft and spends a lot of time developing her technical skillset to improve her work efficiency. If she finds a free moment, she is still all about design, including graphic design, and will dive deep into anything design-related she can get her hands on. Afterall, she says “we are all designers of our own lives”.

About Alex Nowak

Born and raised in Buffalo, NY, Alex was immersed in the city’s great architecture and was introduced to design through his mother’s interior design business. Alex is engaged in the healthcare and multi-family housing  sectors at Coscia Moos and is committed to facilitating effective design solutions for clients. Outside of the office, you may find Alex exploring the various neighborhoods of Philadelphia looking for a good brewery. If his stomping grounds don’t satisfy him, he is willing to travel near and far when he gets the desire to experience different places and cultures. About Michelle Simone

As the Director of Communications, Michelle showcases CosciaMoos’s work and culture through marketing pursuits, collateral pieces, awards and the firm’s online presence. Having worked in the AEC industry for the past 5 years, Michelle is passionate about architecture’s balance of art and science and the impact compelling storytelling can have on connecting people to buildings. Originally from Northern Virginia, Michelle earned a Bachelor of Arts in Communications from Virginia Tech. Robert Smith

About Robert Smith, AIA

Originally from Niceville, Florida, Robert received his Bachelor of Design and Master of Architecture from the University of Florida. As a project architect, Robert primarily works in the multi-family housing and healthcare sectors. He has worked extensively on adaptive reuse projects and existing building conversions within CosciaMoos’s portfolio over the last five years. Robert loves the challenge of troubleshooting these types of projects and has dealt with complicated detailing and puzzling space-planning with a firm mindset on getting it right. Never imagining a career in anything other than architecture, Robert is most drawn to the schematic design and space planning aspect of architecture. He is energized by being on site and reimagining the building massing and interior layouts that will maximize the efficiency of the project. After spending long day designing buildings, inside a building, you can find Robert outside, perfecting his swing on the golf course.

Jessica’s passion for problem-solving helps her balance pragmatic issues and bold concepts. As senior project manager with specialized experience in housing, healthcare, and academic laboratories, she deftly navigates complex institutional frameworks by communicating clearly and building strong relationships with clients and collaborators. These skills translate outside the office in her role on the local zoning board and in her backyard garden, where her patience, perseverance, and ability to adapt to unpredictable events, yields fruitful (and vegetable-ful) results. 

Jessica is a LEED-accredited professional and licensed architect in the State of Connecticut. She holds a Master of Architecture degree from the University of Washington and a Bachelor of Arts in Architecture from Lehigh University.

About Jake Whitehead

As an intern architect, Jake’s fascination with technology and creating makes him a valuable part of the team. Working on a variety of project types, including multi-family housing and mixed-use commercial, he brings a bright and unique talent for rendering and detail to anything gets his hands on. Jake is also an adjunct professor at his alma mater, Temple University, where he received his undergraduate degree as well as his Master of Architecture in 2018. As our resident “rendering guru”, Jake takes cues from growing up in the small town of Reading, PA and approaches teaching his students and coworkers with a cool-calm attitude.

Renata Zednicek

As a Principal and Healthcare Practice Leader at CosciaMoos, Renata applies nearly 30 years of hands-on experience in medical planning and project management to develop sustainable, adaptable, healing environments. Combining industry research and client engagement with best practices and a sensitivity to the needs of patients and staff, Renata’s approach is inspired by her understanding of the power of the built environment to transform the healthcare experience and facilitate better clinical outcomes. With an awareness of how industry trends may impact health and wellness spaces, Renata can’t predict the future, but she can make sure CosciaMoos’s clients are prepared for it. 

Her projects span a variety of types, sizes, and complexities including new construction and renovations of hospitals, ambulatory centers, and outpatient clinics for local and regional providers as well as major health networks such as New York-Presbyterian, Montefiore Health, and Northwell Health. She guides multi-disciplinary teams across all phases of design and construction and brings strategic insight, industry expertise, and creative problem-solving into everything she does. In her view, a successful project is one that prepares facilities with the flexibility to thrive in an industry defined by rapidly changing technology, demographics, and    disruptors while maintaining the highest standard of care.

Renata believes in cultivating a supportive workplace that values relationships, encourages individuality, and advances the next generation of architecture professionals through mentorship. Outside of the office, her commitment to the responsible use of resources translates into a personal love of DIY projects involving reuse of salvaged and reclaimed construction materials. She enjoys discovering new and unique travel destinations, sharing adventures with friends, and the restorative power of nature with her husband and rescue dog.

Ruxin Zheng

About Ruxin Zheng

An architectural designer on CosciaMoos’s healthcare team, Ruxin views architecture as more than just the built environment, but a critical part of our culture. Born and raised in China, she attended the South China University of Technology where she earned a Bachelor of Landscape Design before receiving her Master of Architecture from the University of Pennsylvania. Experienced in space planning, modeling, diagramming and rendering, Ruxin is also interested in exploring new frontiers of the digital infrastructure of the industry and how advanced technologies can elevate systems of production and project delivery. She finds exploring different cultures around the world as her main source of inspiration and spends her free time traveling to experience as many new places as possible.
